A deed is the document that actually transfers ownership. There are 2 general types of deed. First is a "Warranty Deed" where the seller assures the buyer that the seller owns the property. The second type is a "Bargain and Sale Deed with Covenant Against Grantor's Acts," where the seller only assure the buyer that the seller didn't do anything to affect his or her ownership of the property but the seller doesn't say it has any ownership interest at all.
